My electrician wired up a few spots for our bathroom vanity lights, but there are no junction boxes. Just plain wires coming out of the wall. I thought junction boxes are a must and is used to keep the connected wires in a fire proof container and also used to support the light fixture it may be attached to. So, are junction boxes required by code in the CA Bay Area?

So upon our move-out inspection, my landlord has noted down that the bathtub has chipped paint, and there is a hair-line crack in the bowl of the toilet. Both of these items are 50 years old, but he wants me to replace it! I first argue about the age of the items, but eventually give in and agree to replace them. He tells me he will buy the cheapest tub and toilet from Home Depot, as well as other related materials, highlights them on the receipts and displays to me how much this all costs. I don’t argue this receipt, as it’s precise to exactly what has been purchased. I hate how he’s going to charge me for replacing something I know for sure should be wear and tear, but whatever. He also tells me there will be labor on top of it, which I am okay to pay, but when he showed me the labor bill, it came to exactly 00.00. I’m not arguing the price, but what was completed using this invoice. I inquired my landlord for a more descriptive invoice (since he only originally sent me a quote and told me to pay it), and he sent me something that says "LABOR INC. MATERIALS FOR NEW BATHROOM 00" signed by whoever did the work. I again, ask my landlord for a description of what was completed, as this was too vague, and in a voice mail that I now have saved, he exclaims that it’s too late for details and that I should have asked for that before it was even done. I eventually do a bunch of calling around, including the guy who did the labor, and he tells me he re-did the entire bathroom, including the linoleum, toilet, bathtub, sink, vanity, and light fixture. Seriously?! So I tell my landlord that I refuse to pay for the labor because of the information I found by digging, and now he’s all up in the air, flustered, spewing random stuff like "well I could have charged you for this and that", but he didn’t. None of that was on the walk-out report. He’s not even listening to me, and he thinks I’m trying to make him waste his money by "stealing" it, when in fact I haven’t stolen a thing, but I’m pretty damn sure he’s trying to scam me for free labor on a bunch of renovations in HIS investment! I told him that if the invoice was detailed and precise right from the get-go, I would have no problem paying for it! But then again, he was all like "well you should have told me it was to be descriptive from the start and it would have been. I can get you receipts and descriptions on Monday", which is funny, because I have saved in a recorded voice mail that he explicitly says it’s "too late for that", but now it’s perfectly fine to get it? He also says that I can get my own estimate and he will accept that cost instead, but honestly, this is a bunch of bull crap.
I told him I’ll settle at the cost of the Home Depot receipts only (0-ish) at the loss of my entire damage deposit (1.25 with interest) and I can pay the difference out of court, but he’s pressing for this labor invoice which I do not want to pay for, especially finding all this out.
I have lots of documentation, his voice mails saved to my computer, and lots of pictures before and after to fight against him in court. He threatened court against me, and I told him that I am all WILLING to go to court to fight for my money. What do you guys think?

I was so proud of myself today for removing the old vanity lighting fixture in my bathroom and successfully installing a new one, which worked perfectly. My condo was built in 1926, and has wiring that is external to the walls – so the wiring resides in a square metal conduit that is attached to the wall. The conduit was a bit too long to allow me to install the new fixture, so I pried one piece of it off, and took it to Home Depot, where they very kindly cut it down by about 1/4" for me. When I returned home, I stupidly tried to jam the piece of conduit over the wires, and in the process pinned a black coated wire between two pieces of metal conduit. It appears that the black insulation stripped off the wire in the place where it was pinched, and the wire sparked and shorted out. I don’t want to create a fire hazard, but I’m very proud of this being my first DIY project and would love to be able to say that I finished it myself – can I fix this by wrapping the bit of damaged wire in electrical tape and then carefully replacing the conduit, or is that going to create a hazard? bathroom update keeping the old vanity and repainting cause it is solid wood and has lots of storage.don’t like construction of newer vanities…wall is going to be a light calming blue and want to paint the vanity a chocolate brown.with a high gloss latex.Usually buy paint at Lowe’s sherwin williams and benjamin moore….don’t have a home depot near…any suggestions for the vanity color that u have personally used…the wall color we think will be benjamin Moore’s tranquility which is a very pale blue…should we paint with a roller and should we put on polyurethane and do u think brushed nickel pulls would look good.faucet is going to be brushed nickel and light fixture in brushed nickel.
I just bought a desk to make a vanity. I need to hang a mirror on the wall above the desk and I would either like one with built in light bulbs or a light fixture I can hang above the mirror but can just unplug. This will be in my room, so it needs to be plug in.

hi everyone, my hubby and i just got a black vanity top for our bathroom. the vanity is in oak. my question is, i am clueless on what color faucets/towel fixtures to get? i know my hubby is thinking either brushed nicel or bronze. (what we have in there now is gold fixtures from the prev. owners and white blah sink with i guess dark wood vanity.). and anotehr question is not sure what color to paint the bathroom. it is a small bathroom, the color that is in there now is a (blah) pale pale yellow. was thinking a light blue, but the shower curtain we have is a labs on a field shower curtain. it has different colors. but dont want dark colors bc it is a small room and dark colors would make the room look smaller. dont want pukish green either. so not sure what color to go with any suggestions would be great!
My offer got accepted on a hud home with insured escrow in the amount of 1200. Dont exactly know what that means. Im waiting on the underwriters to approve or disapprove my loan. Im sort of eager to see what they will say. On the appraisal the inspector listed some things under cosmetic repairs such as missing light fixtures, missing storm door, damaged siding on garage and some on house. The repairs that need to be done are some damaged shingles on roof for 750$, missing vanity in half bath for 250 and missing heating duct covers for 200. I want to know what they will say. My loan officer told me that fha isn’t as strict as they used to be but he isn’t sure. If anyone with experience in loans, real estate, or even underwriting please help!!!
yes my loan rep said that when a hud home is insured, fha insures that home with a escrow. He thinks I can finance the 1200 to get the repairs done. So do you think with all these "no no’s" fha will approve my loan?

I want to remove the shower doors in our bathroom. They have a gold trim and they are ugly and they make the small bathroom very difficult to clean. The doors have been there since we purchased the house 11 years ago. The shower wall is the original ceramic tiles and the walls will have holes where the doors are attached (3 holes on each end of the shower wall). I was going to fill in those holes with caulk. My husband said the doors are going to leave marks on the edge of tub as well. I think I can get all the markings off and fill in the holes with caulk. Would it be tacky to fill in the holes with caulk or do you think potential buyers will mind? Should we just leave the shower doors? I think taking the doors out will allow a potential buyer to vision putting their stuff in the bathroom. FYI…we are planning on making some other updates to the bathroom (i.e. tile, vanity top, paint, new light fixtures)
